The price per square meter varies even more. Where the size is stated clearly, we saw from about ₱25 per sqm for a large lot in Zamboanga City to ₱1,300 per sqm for small lots in Tiaong, Quezon. That is roughly ₱250,000 to ₱13 million per hectare. Many listings state the size in a way that is hard to read, so confirm the exact area on the title before you compare prices.

What Papers Do the Listings Mention?

The papers matter as much as the price. This is what sellers say in the 65 listings:

What it means for you

Mentions a land title

The strongest paper. Still get a certified true copy from the Registry of Deeds and compare it

Tax declaration only

4

It shows who pays the land tax, not who owns the land. The risk is higher

Ask the seller before you visit

FarmyHub has not inspected the land or checked these papers. For what each paper means and how to check it, see land papers explained in our buying guide.

Before You Buy a Farm Lot

  • Ask if it is still available. Some listings have been up for several months.

  • Visit the land. Check the road access, the water source and the boundaries yourself.

  • Check the title. Ask for a copy and compare it with a certified true copy from the Registry of Deeds.

  • Know the rules. Only Filipino citizens and companies at least 60% Filipino-owned can own land, one person can own up to 5 hectares of farmland, and the sale needs a DAR clearance.

The full steps, the taxes and a sample deed of sale are in how to buy farmland in the Philippines.

Selling a Farm Lot or Agricultural Land?

You can list your land on FarmyHub for free. Add clear photos, the exact size in square meters, the asking price and the papers the land has. Listings with these details are easier for buyers to compare.

How Buying Land Through FarmyHub Works

It is important to know that FarmyHub is an open platform, not a real estate firm, developer, or property owner. We do not check land borders, test soil properties, or manage official property titles. Every single posting is created by an independent seller who handles their own pricing and requirements.

Farm Lot FAQs

How much is a farm lot in the Philippines?

On FarmyHub most farm lots are listed between ₱500,000 and ₱10 million for the whole lot, and the middle asking price is about ₱1.8 million (October 2026). In our listings, small lots in Quezon cost far more per square meter than large lots in Mindanao.

Are there farm lots for sale in Batangas, Cavite, Laguna or Rizal?

Not many yet. As of October 2026 FarmyHub has a farm lot in Tiaong, Quezon, two farms in Nueva Ecija, and small lots in Bailen, Cavite listed under Land Plots. There are no listings yet in Batangas, Laguna, Rizal, Bulacan or Pampanga. If you own land there, you can list it for free.

Can a foreigner buy a farm lot in the Philippines?

No. Only Filipino citizens and companies that are at least 60% Filipino-owned can own land. A foreigner can lease land. See who can buy farmland for the details.

Is the seller on FarmyHub the owner of the land?

Some listings are posted by the owner and some by a broker. Ask who is named on the title, and ask a broker for the owner’s written authority to sell.

May murang lupa for sale ba sa FarmyHub?

Mayroon.
