How much is a farm lot? On FarmyHub the middle asking price is about ₱1.8 million for the whole lot, based on the 58 listings with a price as of October 2026. Location, road access and papers change the price more than size does.
Asking price (whole lot) | Listings |
|---|---|
Under ₱500,000 | 4 |
₱500,000 to ₱999,999 | 14 |
₱1 million to ₱2.9 million | 20 |
₱3 million to ₱9.9 million | 13 |
₱10 million and up | 7 |
The price per square meter varies even more. Where the size is stated clearly, we saw from about ₱25 per sqm for a large lot in Zamboanga City to ₱1,300 per sqm for small lots in Tiaong, Quezon. That is roughly ₱250,000 to ₱13 million per hectare. Many listings state the size in a way that is hard to read, so confirm the exact area on the title before you compare prices.
The papers matter as much as the price. This is what sellers say in the 65 listings:
Papers stated | Listings | What it means for you |
|---|---|---|
Mentions a land title | 26 | The strongest paper. Still get a certified true copy from the Registry of Deeds and compare it |
Tax declaration only | 4 | It shows who pays the land tax, not who owns the land. The risk is higher |
CLOA | 2 | Agrarian reform land. Sales are restricted, so ask the DAR office first |
Not stated | 33 | Ask the seller before you visit |
FarmyHub has not inspected the land or checked these papers. For what each paper means and how to check it, see land papers explained in our buying guide.
Ask if it is still available. Some listings have been up for several months.
Visit the land. Check the road access, the water source and the boundaries yourself.
Check the title. Ask for a copy and compare it with a certified true copy from the Registry of Deeds.
Know the rules. Only Filipino citizens and companies at least 60% Filipino-owned can own land, one person can own up to 5 hectares of farmland, and the sale needs a DAR clearance.

You can list your land on FarmyHub for free. Add clear photos, the exact size in square meters, the asking price and the papers the land has. Listings with these details are easier for buyers to compare.
It is important to know that FarmyHub is an open platform, not a real estate firm, developer, or property owner. We do not check land borders, test soil properties, or manage official property titles. Every single posting is created by an independent seller who handles their own pricing and requirements.
